8th District imposes new limits on Airbnb rentals


The Eighth District city council has approved a new regulatory framework for short-term rentals, introducing district-, neighbourhood-, and condominium-level caps on Airbnb-style accommodations.
Under the proposal, short-term rentals will be limited to 3.5% of housing stock across the district, meaning no additional units can open unless they remain within the quota.
The Palace District and Corvin Quarter will have a stricter 5% cap, while condominiums will be allowed to allocate up to 20% of their total residential floor area to short-term rentals.
New Airbnb units will require approval from the condominium association, which will also have the power to withdraw consent for existing rentals that disrupt residents.
Properties operating without complaints may continue without further action.
The concept also includes operational requirements, such as displaying the contact details of the operator at properties used for short-term accommodation.
The regulations are expected to be adopted in October and will take effect on January 1, 2027, ahead of the expiry of the national moratorium on new Airbnb registrations at the end of this year.
