Housing prices up 21.3% across Hungary



Housing prices rose by 5% nationwide from the second quarter of 2025 to the third, pushing annual growth to 21.3%, according to the latest MNB data.

Such rapid price increases have not occurred since the second quarter of 2022.

The MNB’s November forecast suggests annual growth could reach 28.8% by the end of 2025, which would mark the sharpest rise in housing prices this century.

In Budapest, prices grew by 3.2% quarter on quarter, lifting annual growth to 26.2%, the fastest pace in more than nine years.

Prices in other cities rose at a similar quarterly rate of 3.2%, resulting in annual growth of 19.1%.

The steepest quarterly increase was recorded in villages, where prices rose by 8.9% in the third quarter and were 18.6% above their level of one year earlier.
