Castle District considers Airbnb ban


The First District plans to tighten short-term rental rules and may ban Airbnb entirely, real estate broker ingatlan.com reports, citing a Facebook post by deputy mayor Csilla Fazekas, the Fidesz parliamentary candidate for the district.
Fazekas would hold talks with neighbouring district mayors on joint regulation or potential prohibition of short-term rentals to protect local residents.
A Sixth District ban on Airbnb entered into effect this year after a referendum in the autumn of 2024.
Under a city-wide moratorium in effect until the end of 2026, it has not been possible to obtain a new Airbnb license in Budapest since January 2025. Units that already have licenses can continue to be rented out to domestic or foreign tourists for short periods.
Rent prices in the Sixth District were 1% lower, year-on-year in January at Ft 282,500, as supply expanded by 28% to about 1,250 units.
Median monthly rent prices in the First District rose by 4% to Ft 300,000 in January and the median purchase price per square metre was Ft 1.9 million, up 15% in annual terms.
